What is Property Purchase muhurat?
Auspicious days to buy land or property, or to register a new purchase.
A property-purchase muhurat is chosen for buying land or a house, or for registration, so the investment brings stability and growth. Favourable nakshatras, a shubh tithi and a good weekday are preferred.
Fixed and prosperous nakshatras (Rohini, Uttara Phalguni, Uttara Ashadha, Uttara Bhadrapada, Anuradha, Dhanishta, Shatabhisha, Revati) suit property dealings. Avoid Bhadra, Amavasya, Rikta tithis and inauspicious yogas.
The dates below are computed from the panchang for India (IST). Confirm the registration time window with a priest.
How to choose a Property Purchase muhurat
- 1 Pick a favourable nakshatra and shubh tithi for property purchase from the list below.
- 2 Avoid Bhadra (Vishti karana), Amavasya, Rikta tithis and inauspicious yogas (Vyatipata, Vaidhriti).
- 3 Within the chosen day, use an auspicious muhurta window such as Abhijit Muhurta or Amrit Kaal.
- 4 Confirm the exact time against your family's birth details with a priest.
How this is calculated
Auspicious dates are selected from the panchang by weighing the nakshatra, tithi, weekday and yoga, and excluding inauspicious periods — Bhadra (Vishti karana), Amavasya, Rikta tithis and yogas such as Vyatipata and Vaidhriti — following classical muhurta guidance (Dharmasindhu / Nirnaya Sindhu). A personal muhurta also weighs your family's birth details; confirm with a priest.
FAQ
Which nakshatras suit buying property?
Fixed, prosperous nakshatras — Rohini, the three Uttaras (Phalguni, Ashadha, Bhadrapada), Anuradha, Dhanishta, Shatabhisha and Revati — are favoured for land and property purchases.
Which weekday is best for property registration?
Monday, Wednesday, Thursday and Friday are considered auspicious for registering land or property; Tuesday and Saturday are usually avoided.
Is Akshaya Tritiya good for buying property?
Yes — Akshaya Tritiya, Dhanteras, Vijayadashami and Gudi Padwa are considered self-auspicious ("abujh") days and are very popular for buying land, a house or gold.
Which months are good for buying land?
Uttarayana months and the bright (Shukla) fortnight are preferred, avoiding the malmas (adhika month), Pitru Paksha and eclipse periods.
Should I do a puja before construction?
Yes — a Bhoomi Pujan (ground-breaking puja) is done on a separate auspicious muhurat before construction begins, distinct from the purchase or Griha Pravesh muhurat.
Can I register property on any auspicious day?
Choose a day with a good nakshatra, tithi and weekday, avoiding Bhadra, Amavasya and Rikta tithis; then confirm the exact registration time window with a priest.
